Following a Preliminary Report and Feasibility Study on the 5.5 acre site, ABK developed the design for 76 dwellings and a Community Centre beside the river Liffey.

The layout addresses a new road to the east to make quiet mews lanes and a landscaped square to the west, which terminate at at a linear park on the river. The scheme comprises of 1, 2, 3 & 4 bedroom units with 28 apartment units in a social and affordable mix.

Sustainable design elements include high levels of insulation, attenuation tanks, high performance glazing, condensing boilers, heat recovery units, and a pumping station for the whole scheme. The project received a Sustainable Energy Ireland grant under the House of Tomorrow scheme.

The materials are of high quality to reduce maintenance. They include black and cream brick with self coloured wetdash render, aluminium windows, signs and rainwater goods, galvanized steel site metalwork.
